First Meeting – What to Expect

Before we can find the right mortgage for you, we’ll need to gather a few details — including your income (from all sources), regular spending, and any existing credit commitments like loans, credit cards, or car finance.

We’ll also look at things like student loan repayments, pension contributions, and travel costs — to get a full picture of what’s affordable and suitable for you.

Once we understand your situation, we’ll walk you through your options in plain English. You’ll know how each one works and what it means for your budget — so you can make informed decisions with confidence.

Applying for Your Mortgage

Once we’ve reviewed your details and completed the necessary checks, we’ll help you apply for a mortgage that fits both your needs and the lender’s criteria. This includes checking affordability, eligibility, and suitability.

The first step is a Decision in Principle (DIP) – also known as an Agreement in Principle (AIP). This is where we apply for initial pre-approval from a lender. It gives you an indication of how much you may be able to borrow, based on your personal circumstances. The DIP includes a credit check and is typically valid for up to 90 days.

You’ll also need a solicitor to handle the legal work, submit offers, and manage contracts. If you don’t already have one, we can put you in touch with trusted solicitors we’ve worked with before — so you’re ready when the right property comes along.

Once your offer is accepted, we’ll take care of the full mortgage application and keep both you and your solicitor updated throughout the process.
